Design inspiration · preview imageFive Cs. And at every one, something you actually receive.
Clarity, Concept, Cost Control, Coordination, Completion. Most renovation firms describe a process. Far fewer will put in writing what you get at each stage — which is the part that decides whether a renovation feels controlled or chaotic.
- C1
Clarity
We learn the home and the household before anything is drawn — how you actually live, what frustrates you now, and what has to work on day one.
Written scopeA written scope of works, so what is included is on paper before you commit to anything.
They listened before they designed.
- C2
Concept
The brief becomes a design you can judge — layouts, materials and finishes you can see rather than imagine from a description.
Design & selectionsLayouts and material selections you can look at and react to, with the reasoning behind each decision.
I can picture living here.
- C3
Cost Control
We separate what is essential now from what genuinely improves daily living and what can wait — so the budget goes where it matters.
Variation logA quotation broken down line by line, and a variation log recording every change, what it costs and who approved it.
No surprises arrived at the end.
- C4
Coordination
The trades are sequenced so the work does not fight itself — wet works before finishes, electrical before carpentry closes it in.
Weekly updatesA weekly progress update with photographs, so you know where the job stands without having to chase anyone.
I always knew what was happening.
- C5
Completion
The job is finished properly, including the small things that are easy to leave and expensive to come back to.
Defects walkthroughA defects walkthrough with you, and nothing signed off until the list is cleared.
It was actually finished, not abandoned.
The variation log and the weekly progress update are the two we are asked about most — because they are the two most homeowners never get.

“I believe homeowners deserve to understand what they are paying for, and why.”
Patrick Yap carries a renovation legacy that began with his father's contracting business in 1982. Today, GoDesign combines practical site knowledge with interior design to help homeowners make informed decisions.
He also writes and films as The Reno Boss, sharing what sixteen years in the trade has taught him — costs and quotations, workmanship, the common red flags — for homeowners who may never engage GoDesign at all.
Before you get started.
When should I start looking for a renovation contractor?
Two to three months before you collect your keys is the sweet spot. At that point your floor plan is enough to start planning layout, storage and electrical positions, and you have time to compare firms properly rather than signing under pressure. Homeowners who start after collection often rush decisions that are expensive to undo later — power point positions and hacking works in particular.
How much should I expect to pay to renovate in Singapore?
There is no honest single answer, and be wary of anyone who gives you one before seeing your home. The cost of the same flat can differ by tens of thousands depending on how much carpentry you need, whether wet areas are being hacked and re-waterproofed, and what condition the existing electrical and plumbing are in. What we can tell you is what moves the number, and we will give you a considered figure after a site assessment rather than a headline price designed to win the job. If a quote arrives without anyone having visited your home, treat the number as a marketing figure, not a cost.
How do I know if a renovation contractor is legitimate?
Check three things before anything else. First, that they are HDB-registered if you are renovating an HDB flat — only registered contractors can apply for the permits, and the register is publicly searchable. Second, whether they hold CaseTrust–RCMA accreditation, which requires a standard contract and a dispute resolution process. Third, that the company has a real UEN, a physical address you can visit, and a track record you can verify. A firm that cannot produce these is asking you to take a large financial risk on trust alone.
What flooring should I choose — vinyl, tiles or laminate?
Vinyl is the most popular choice in Singapore flats now: it is water-resistant, warm underfoot, quick to install and can be laid over existing flooring, which saves hacking cost. Tiles are the most durable and best for wet areas and heavy use, but they are cold, harder underfoot and more expensive to install. Laminate looks good but tolerates moisture poorly, which matters in a humid climate and in homes with children. For most HDB renovations, vinyl through the dry areas and tiles in the wet areas is the practical answer.
How long does a renovation take from start to finish?
For a typical HDB flat, budget eight to sixteen weeks on site, depending on how much hacking and carpentry is involved. Add four to eight weeks before that for design, selections and permit approval. Timelines are driven by sequencing — wet works, then electrical and plumbing, then carpentry, then finishing — so a delay early on pushes everything behind it. Most overruns come from late material selections or mid-build changes rather than from the building work itself.
The part we are proudest of.
Every project on this site belongs to someone who was happy enough to let us show it. These are their words, not ours.
The most impressive thing about Patrick is that he is always willing to go the extra mile to help us. He would settle everything for us and guide us along the way, so we wouldn't be stressed or panic thinking “what's next”.
He is very honest and gave us the best supplies within our budget… He is also prompt in following up with the defects, and renovation was completed on time without any delay. He even provided some free services out of goodwill! We now have a space which is not only practical but also beautiful.
Patrick really went all the way to help us transform a house into our home. Always keen to listen and provide practical solutions, he makes the renovation process a breeze.
We had contractors (his people) come home to do different things. They were very decent but some don't understand English — so Patrick was our translator. Overall good experience.
Both Patrick and Lancy are very helpful, friendly, patient and knowledgeable in what they do best… Their craftsmanship is tremendously top notch. From the bottom of my heart, I would like to say thank you so much for your hard work. My mother is very happy with the renovation.
Patrick's attention to detail is remarkable. Every nook and cranny of our home was handled with the utmost care… If you're looking for a designer who will go above and beyond to make your dream home a reality, we wholeheartedly recommend Patrick. He is a true professional, a master of his craft.
Andrew listened to the feel and atmosphere I hoped to achieve in my house, made many professional recommendations and gave valuable advice on how I could do it on the budget I have. He guided me throughout the entire renovation process, which assured me everything was in good hands.
As first-time home owners, he was able to make our renovation process stress free. He was very responsive and accommodating.
A very pleasant experience with Szeting. She is a very professional and responsible ID. She gave good design advice during the renovation process… thanks for giving me a nice and pleasant home.
Adrian was helpful, giving advice and was very clear with his explanation on what things can or cannot be added. You can tell he wants what's best for his client.
I felt very comfortable with GoDesign's quotation — it was the best within my budget. Everything in the quotation is transparent.
Overlay of vinyl tiles and painting of the whole house — very prompt replies to our queries, and all work completed on schedule and efficiently!
